Fill Dirt — Select vs. Common vs. Pond
Fill materials are classified by their compaction characteristics and suitability for specific applications. Select fill meets TxDOT specifications for structural backfill near foundations and utilities. Common fill is general earthwork material for grading and raising elevation. Pond fill is clay-heavy material that compacts to limit water migration — used for pond sealing and berms.

Delivery Requirements & Site Access
### Delivery Requirements & Site Access To ensure a safe and successful delivery, customers are responsible for verifying that the delivery location is accessible to large commercial dump trucks. Delivery vehicles require adequate width, turning radius, overhead clearance, and stable ground conditions to safely enter, maneuver, and unload material. Soft soil, steep grades, low-hanging tree limbs, overhead utility lines, narrow gates, and other obstructions may prevent delivery. If site conditions are uncertain, please contact O'Leary Development Group prior to scheduling delivery so we can help determine the best delivery method for your project.
Before Your Delivery Arrives
- Gate or entrance wide enough for a dump truck
- Delivery area has stable, dry ground
- Remove parked vehicles and obstructions
- Check for low tree limbs, power lines, carports, and roof overhangs
- Mark the preferred dump location clearly
- Avoid septic systems, drain fields, irrigation lines, and soft ground
- Enough room for the truck to turn around or safely back in
Overhead Clearance
**Overhead Clearance Notice** Dump trucks require adequate overhead clearance to safely raise the dump bed during unloading. Customers must ensure the delivery area is free of overhead utility lines, power lines, tree limbs, building overhangs, carports, and other obstructions. A minimum vertical clearance of approximately 25 feet is recommended. O'Leary Development Group reserves the right to refuse unloading in any location where site conditions may create a safety hazard or risk damage to property, equipment, or utilities.
Ground Conditions
**Ground Conditions Notice** Dump trucks are heavy commercial vehicles and require stable, dry ground conditions for safe access and unloading. Soft soil, mud, saturated ground, recently placed fill, septic systems, irrigation systems, and other unstable surfaces may prevent safe delivery. Customers are responsible for ensuring the delivery path and unloading area can support the weight of the truck. O'Leary Development Group reserves the right to modify the delivery location or refuse unloading if site conditions present a safety risk or could result in property damage.
Property Responsibility: **Driveway & Property Disclaimer:** Customers are responsible for ensuring driveways, access routes, and unloading areas can safely support the weight of commercial dump trucks. O'Leary Development Group is not responsible for damage to pavement, landscaping, irrigation systems, septic systems, underground utilities, or other property conditions not visible during delivery.
